Corporate Social Responsibility Policy
As a leading North American real estate company, Cadillac Fairview strives to achieve excellence when it comes to operating our business in a socially, ethically and environmentally responsible manner. The spirit of our ongoing efforts to manage our business as a conscientious member of our community and to improve our performance in this regard is reflected in the high standards we have set for ourselves in our Corporate Social Responsibility Policy.
Cadillac Fairview’s Corporate Social Responsibility Policy focuses on three essential areas as follows:
1) Social commitment: Our social commitment reflects Cadillac Fairview’s recognition of the importance of ensuring the health and welfare of our employees, tenants and customers as well the value of actively investing in our community and participating in philanthropic activities.
2) Environmental commitment: Cadillac Fairview strives to be an industry leader by adopting progressive environmental standards and practices that demonstrate our commitment to corporate social responsibility. We diligently evaluate the way we build and manage our properties, looking for innovative ways to reduce our carbon footprint and minimize our impact on the planet.
3) Corporate governance commitment: Our governance commitment ensures that we consistently strive to achieve the highest ethical standards in our dealings with our employees, tenants, customers, contractors and suppliers and that we treat them with fairness and respect.
SOCIAL COMMITMENT
Cadillac Fairview is not only committed to providing a healthy and safe environment for our employees, tenants and the visitors to our facilities, we also recognize the importance of contributing to our community through direct participation in social events and charitable work.
Employee Wellness and Safety
In addition to committing to compliance with applicable occupational health and safety laws and regulations in the jurisdictions in which we operate, Cadillac Fairview has implemented an Occupational Health and Safety Program to minimize the risk of occupational injury and illness in the workplace. The Program encompasses a complete and comprehensive range of employee training and certification programs which includes procedures and practices to ensure optimum workplace health and safety conditions.
Cadillac Fairview has also established a Joint Health and Safety Committee at each property comprised of representatives of management and non-management staff. The committees have comprehensive responsibilities, including identifying and stimulating awareness of safety issues in the workplace and dealing with these risks in accordance with our Guide to Occupational Health and Safety in the Workplace.
Finally, we strive to govern our workplace based on certain core values that can be summarized in the acronym “BRICKS”:

Community Involvement
Cadillac Fairview believes in building mutually beneficial relationships by contributing to the health and wellness of the communities in which we operate, either by our corporate involvement or through the services we provide in our shopping centres and office complexes, including the donation of in-kind space and employee time in assisting local fundraising efforts and groups.
Cadillac Fairview not only supports charitable events directly, we also encourage employees to volunteer their energies and abilities directly to charitable organizations. In addition, we have established a charitable donations committee whose focus is to evaluate and allocate approved funds to qualified charitable agencies which improve the health and welfare of the local community.
ENVIRONMENTAL COMMITMENT
Environmental Policy
Cadillac Fairview’s Environmental Policy confirms our commitment to the protection of the environment and the health and safety of those affected by our operations and to conducting our operations in accordance with all applicable environmental and health and safety laws and regulations.
In addition, we are of the view that a progressive environmental policy goes beyond compliance with applicable environmental and health and safety laws and regulations; it also demands continuous improvement in operations in order to achieve environmental sustainability. Accordingly, we have developed and implemented a long-term organization-wide effort referred to as our GREEN AT WORK Program.
GREEN AT WORK Program
Our vision is to establish an environmental leadership position in our industry through operational excellence focused on the principles of Environmental Protection, Energy Conservation and Efficiency, Preservation of Materials and Resources, Innovation and Social Responsibility.
“Going Green” has become a socially expected mantra for government, business and the private sector alike. Increasingly, research suggests that retail and office tenants are influenced in their real estate decisions by how advanced or committed a landlord is in reducing the environmental impact of its operations. With this in mind, Cadillac Fairview strives to be an industry leader in the execution of Green initiatives, including related technologies and innovation. This goal will be sought through a detailed and focused program referred to as Cadillac Fairview’s GREEN AT WORK Program. We believe that a focused GREEN AT WORK Program not only supports our corporate “Best in Class” vision, but also it can positively impact our financial performance. Cadillac Fairview believes that this vision can be realized by focusing efforts on five significant environmental aspects:
- Energy: A key focus will be on Energy Conservation and Efficiency and the incorporation of renewable energy sources, with a long term goal of net-zero emissions from buildings.
- Waste Management: Our goal is to generate zero waste by implementing a consistent and dedicated approach to waste diversion and waste minimization.
- Environmental Protection: Our goal is to eliminate adverse impacts at our properties wherever our activities, products and services interact with the environment, while ensuring compliance with governmental regulations.
- Sustainable Procurement: Wherever possible, we will utilize environmentally-friendly products, services, best management practices at all properties.
- Communication: Our Green Communication Plan is designed to inform, educate and share information and updates on Cadillac Fairview’s ongoing Green initiatives and successes with our employees and tenants so that we can all work together to make a difference.
BOMA BESt Certification
The first objective of the GREEN AT WORK Program was to obtain BOMA* BESt certification for all major Cadillac Fairview office buildings and shopping centres by October 31, 2008. We are pleased to report that we have achieved this objective.
*The Building Owner and Manager Association (BOMA) is an organization that represents the Canadian commercial real estate industry on matters of national concern. One of BOMA’s functions is to conduct independent audits to determine whether buildings meet the minimum requirements as set out in BOMA’s Best Practices and are consequently eligible for the BOMA BESt certification.
Ongoing Objectives
As part of the continuous improvement process of our GREEN AT WORK Program, all Cadillac Fairview properties will strive to:
1) Achieve target operational standards for each of the five core competencies set out above on an annual basis; and
2) Demonstrate improvements in energy and water consumption and waste diversion with a view to meeting or exceeding targets set on an annual basis.
Other Initiatives
- In 2004, Cadillac Fairview became one of the first companies to convert downtown Toronto office buildings to Enwave’s Deep Lake Water Cooling System that significantly reduces energy consumption and emissions. At the time, it was the largest project of its kind in the world and the first of its kind in Canada.
- Cadillac Fairview is pursuing LEED* certification for several of its new and existing buildings, including the nearly completed RBC Centre in Toronto, which has been completely designed to meet LEED NC Gold standards. *LEED is a market-based rating system that facilitates and certifies higher energy and environmental performance of buildings and communities.
CORPORATE GOVERNANCE COMMITMENT
Cadillac Fairview is committed to establishing and maintaining the highest standards of ethical conduct in our dealings with government officials and industry stakeholders. As such, we have established policies to ensure the behaviour of our employees reflects our corporate values of integrity and ethical business practices. Our adherence to these practices has been crucial to establishing our market position as one of North America’s most prominent and fully-integrated commercial real estate companies. Two key tools we use to attain our governance objectives are as follows:
Code of Business Conduct
Our success depends on the confidence we maintain with our stakeholders and the general public in our competence, honesty and integrity. The Cadillac Fairview Code of Business Conduct outlines the ethical standards our employees must follow to earn and retain this confidence. The Code is reviewed and updated regularly and employees are required to acknowledge compliance with same annually. The Code provides guidelines of behaviour for dealing with each other, our stakeholders and the general public.
Ethics Reporting Hotline
Cadillac Fairview has established an Ethics Reporting Hotline, which is an anonymous and confidential on-line reporting system that helps to ensure that each and every Cadillac Fairview employee lives up to the standards outlined in the Code of Business Conduct. The system provides our employees with a safe and comfortable way to anonymously report any concerns they may have about accounting or financial irregularities or breaches of the Code of Business Conduct.
